Business Analyst - IT V

In this strategic, senior-level role, you will support the Global Real Estate (GRE) Operations team across North America and Asia-Pacific, driving operational consistency, process standardization, risk governance, and vendor management. Operating across a platform managing over 90 million square feet of multi-sector real estate assets, you will own the development of operational policies, lead anti-money laundering (AML/ATF) compliance and risk management programs, direct business continuity plans, and manage centralized contract and procurement workflows. Working closely with cross-functional asset management, finance, and technology teams, you will optimize property onboarding/offboarding flows, oversee third-party manager performance frameworks, and ensure platform alignment with enterprise standards.

Responsibilities
Operational Policy & Governance: Develop, maintain, and enforce global real estate operational policies, leasing playbooks, procurement standards, and standardized process templates across regional offices.

Investment Onboarding & Offboarding: Design and execute standardized processes for property and fund onboarding/offboarding, developing operational playbooks aligned across business functions.

Contract & Procurement Lifecycle Management: Maintain a centralized enterprise contract inventory, tracking renewal/expiry dates, supporting vendor negotiations, managing invoice approvals, and ensuring adherence to third-party risk management standards.

Compliance & Risk Oversight: Direct the business unit’s AML/ATF compliance program (screening, monitoring, reporting), lead privacy/fraud risk assessments, and serve as the primary operational lead for internal and external audit reviews.

Third-Party Performance Frameworks: Oversee third-party property manager and leasing broker performance programs, including tenant engagement surveys and scorecard evaluations.

Business Continuity Planning (BCP): Own and maintain the business continuity plan for the real estate operations group, conducting risk assessments and ensuring staff crisis readiness.

Process Efficiency & Data Analysis: Utilize advanced Excel and real estate software systems to analyze operational data, audit financial/performance metrics, and champion continuous process improvements.



Qualifications
Professional Experience: 10+ years of total professional experience, featuring a minimum of 5 years of dedicated experience within the investment management, asset management, or commercial real estate sector.

Real Estate Domain Depth: Strong operational knowledge of real estate investment lifecycle, asset management, fund structures, real estate accounting, and property administration.

Technical & Software Mastery: Advanced proficiency in Microsoft Excel. Direct experience with real estate accounting/management software platforms required (experience with Yardi, VTS, or Anaplan is a strong asset).

Governance, Risk & Audit Skills: Solid foundation in contract governance, third-party risk management, regulatory compliance (AML/ATF frameworks), and audit management.

Communication & Stakeholder Management: Exceptional interpersonal, influencing, and organizational skills, with a proven ability to manage competing priorities independently under tight timelines.

Education: Bachelor’s degree in Business Administration, Finance, Accounting, Real Estate Management, or a related discipline.
