The Project Manager will take full ownership of projects from initial internal turnover through detailed planning, procurement, site mobilization, execution, billing, closeout, and warranty management. Serving as the primary link between clients, field teams, subcontractors, trade partners, suppliers, consultants, and internal executive leadership, this position is ideal for a proactive leader who understands field construction operations and can confidently manage schedules, budgets, trades, client relationships, and day-to-day execution to bring projects from award through successful completion.

Responsibilities
• Project Planning & Execution: Take ownership of assigned projects following award. Review contracts, drawings, specifications, schedules, and scope details prior to mobilization. Develop execution plans, milestone schedules, and coordinate labor, subcontractors, materials, equipment, permits, and inspections. Work closely with field supervisors and trades, perform regular site visits, and proactively resolve schedule, scope, or field coordination issues.
• Financial & Commercial Management: Take accountability for project financial performance, establish budgets, and maintain precise cost forecasts. Monitor committed costs, labor efficiency, purchase orders, and subcontractor expenditures to protect project margins. Prepare and manage monthly progress billings, supporting documentation, statutory holdbacks, and project closeout forecasts.
• Change Management: Identify out-of-scope work prior to execution, prepare accurate change order pricing, and track potential change items through approval, execution, and billing. Maintain complete records for cost adjustments, including labor, material, equipment, and schedule impacts.
• Procurement & Subcontractor Management: Issue purchase orders and subcontract agreements within budget guidelines. Track material releases, coordinate deliveries, monitor long-lead items, and manage subcontractor schedules, safety documentation, compliance, and invoicing. Identify value engineering and cost-saving opportunities.
• Client & Stakeholder Management: Serve as the primary client contact, building strong professional relationships with facility managers, owners, consultants, and vendors. Lead regular project meetings, communicate progress, risks, or potential delays early, and represent the organization professionally.
• Project Closeout: Drive projects efficiently through total completion by resolving deficiency items and securing final inspections. Collect all closeout deliverables—including operation manuals, as-built drawings, commissioning documents, and warranties. Support final payment collections, holdback releases, internal post-project reviews, and warranty support.
Qualifications
• Demonstrated experience managing commercial construction, interior/exterior renovation, or building improvement projects from award to closeout.
• Strong practical understanding of construction methods, field execution, and scheduling.
• Practical knowledge of mechanical and electrical systems, trade coordination, and specialty building technologies.
• Solid financial acumen with proven experience managing project budgets, labor tracking, purchase orders, progress billings, and change order management.
• Strong subcontractor management capabilities, including contract administration, procurement, and compliance verification.
• Exceptional organization, problem-solving, and communication skills with the ability to manage multiple concurrent projects. Proven ability to build positive relationships with clients, consultants, site crews, and trade partners.
