This is a part-time (Saturday & Sunday 11:00am - 7:oopm) 6 month contract with the possibility to be extended. Perfect if you are looking for a secondary job!
In this role, you’ll combine your sales savvy with top-tier customer service skills to guide applicants through the leasing process—from first inquiry to signed agreement. You’ll respond to inquiries, schedule and conduct property showings, process applications, and support lease administration. Your ability to build rapport, follow up effectively, and communicate clearly will be key to turning interest into occupancy.

Responsibilities
Sales:
▪ Provide detailed information about vacant suites to prospective residents.
▪ Manage the flow and responses from email sales leads to completion of lease for all properties in assigned portfolio and assist with any future CRM lead programs
▪ Respond to rental inquiries in person, by phone and e-mail in a timely, pleasant and informative way.
▪ Schedule appointments with prospective residents, build a relationship and show vacant suites.
▪ Complete guest cards and daily traffic report. Provide a weekly summary to leasing and marketing departments.
▪ Promote resident retention by communicating effectively with existing residents and ensure, in close cooperation within the Property Management team, that resident issues are dealt with.
▪ Provide feedback and recommendations on rental rates, promotions and overall market conditions with a view to maximizing revenue at the property
▪ Work closely with Marketing Team to update advertising and media channels, promotional programs and signage for the property
Administration:
▪ Encourage and promote online leasing process for applications including deposits, pre-authorized payment and resident portal registrations
▪ Maintain the customer database and ensure that all leads are responded to, and all traffic documented appropriately
▪ Provide prospective residents with the rental application form or, with the online instructions to complete the rental application.
▪ Schedule Tenancy Agreement signing appointment with resident(s) and have Tenancy Agreement signed by all relevant parties.
▪ Notify applicants of the status of their application within two business days of completion.
▪ Return all monies to ‘declined’ applicants as per company policy.
▪ Manage leasing metrics on traffic conversion from lead to lease to assist in decision making
▪ Manage initial tenant insurance administration to obtain target registrations on move-in
▪ Ensure effective and precise filing of all relevant documents.
▪ Ensure effective communication with Residential Property Manager and the Marketing and Leasing Teams.
Building Maintenance:
▪ Inspect all vacant units on a weekly basis.
▪ Communicate and work with Property Management to ensure suites are delivered on time and as promised
▪ Ensure that units are clean and well-maintained; coordinate with Property Manager if units fail to meet acceptable standards of cleanliness. In addition, some minor cleaning by the Leasing Specialist to “spruce up” individual units may be necessary prior to showings.
▪ Coordinate and ensure correct move-in procedures with Site Administrator.
▪ Other duties as required.
Qualifications
Qualifications:
Education
• Minimum High School diploma (Grade 12/13).
• Preference: College Degree.
• Requirements: ability to read and write English fluently, the ability to accurately perform intermediate mathematical functions and the ability to understand and perform property management software functions.
Experience
▪ Required: Two years customer-service/sales experience in a fast-paced environment.
▪ Preferred: Residential property management experience.
▪ Preferred: Yardi Voyageur and Property Vista experience.
Skills and abilities
