Responsibilities
• Perform full-cycle accounting for a portfolio of residential or commercial properties in Calgary, ensuring all financial deadlines are met.
• Prepare monthly, quarterly, and annual financial statement packages, including balance sheets and income statements.
• Manage accounts receivable and accounts payable processes specific to property management, including rent collection and vendor payments.
• Conduct monthly bank reconciliations and oversee cash flow management for assigned properties.
• Coordinate the annual recovery adjustments and CAM (Common Area Maintenance) reconciliations for commercial tenants.
• Assist in the preparation of annual operating budgets and provide detailed variance analysis throughout the fiscal year.
• Ensure compliance with all provincial and federal tax regulations and assist with year-end audit preparations.
• Collaborate closely with property managers to resolve tenant ledger discrepancies and provide financial clarity on property performance.
• Maintain the integrity of the general ledger and ensure all journal entries are accurately coded within the finance & accounting system.
Qualifications
• Advanced proficiency in property management software such as Yardi, MRI, or RealPage.
• Strong understanding of GAAP (Generally Accepted Accounting Principles) as applied to the real estate and finance & accounting sectors.
• Exceptional analytical and problem-solving skills with a focus on financial accuracy.
• Excellent communication skills, with the ability to explain complex financial data to property managers and stakeholders.
• Ability to manage multiple priorities and meet strict monthly reporting deadlines in a high-volume environment.
• Proficiency in Microsoft Excel, including the use of advanced functions for data modeling and reporting.
• High level of integrity and professional ethics when handling sensitive financial information.
• Bachelor’s degree in Accounting, Finance, or a related business discipline.
• Minimum of 3–5 years of experience specifically as a Property Accountant or in a similar real estate accounting role.
• Enrollment in or completion of a professional accounting designation (CPA) is considered a strong asset.
• In-depth knowledge of residential or commercial lease structures and recovery processes.
• Proven experience with full-cycle accounting and financial statement preparation.
• Strong organizational skills and the ability to work independently with minimal supervision.
• Familiarity with the Calgary real estate market and local regulatory requirements.
