Responsibilities
Prepare and coordinate comprehensive, full-cost estimates for all project phases, from conceptual design to final tender, with a strong focus on collaborative methodology.
Lead interactive estimating workshops with multi-stakeholder teams to align project costs with program goals and ensure transparent decision-making.
Develop and determine effective bid strategies required for successful project acquisition.
Perform detailed material, labor, equipment, and subcontractor take-offs, while establishing and maintaining unit costs, labor rates, escalation, and contingency allowances.
Provide expert constructability advice during the pre-construction phase, coordinating closely with operations teams on procurement, scheduling, and logistics.
Solicit competitive bids, negotiate with subcontractors and suppliers, and conduct thorough value-engineering reviews.
Build and maintain exceptionally strong professional relationships with subtrades, consultants, suppliers, and clients.
Track estimated costs versus actuals, report on variances, and contribute to lessons learned for continuous improvement.
Qualifications
Required:
A minimum of 5 years of experience in estimating and 4 years in construction management.
Extensive experience in ICI, residential, recreational, and/or healthcare (long-term care experience is highly preferred).
Deep knowledge of the local Vancouver construction and sub-contractor marketplace.
A degree or diploma in Engineering, Architecture, Construction Management, or a related field.
CEC (Certified Estimator – Construction) designation from the CIQS.
Advanced proficiency in MS Excel and cost-estimating software.
Technically strong, with expertise in reading complex drawings/specifications and performing cost modeling.
Exceptional organizational, prioritization, and communication skills; capable of presenting and defending complex cost data to influence decisions.
A highly collaborative mindset, adept at consensus-building within diverse project teams.
Preferred:
Direct experience with IPD (Integrative Project Delivery) or other formal collaborative delivery models.
PQS (Professional Quantity Surveyor) designation.
