Responsibilities
Job Description by Responsibility:
Ensure that company values are conveyed and respected.
Lead by example, both through professional attire and the discourse held on construction sites, with employees, and with clients.
Communicate effectively and professionally with clients, respecting company values and guidelines.
Select and estimate residential and insurance projects to meet the annual revenue target.
2.1. Residential (5-10K per project)
2.1.1. Attend job showings.
2.1.2. Estimate.
2.1.3. Follow up on contracts in collaboration with the coordinator.
2.2. Create a PROJECT BRIEF for won bids.
Ensure invoicing follow-up:
20% - deposit
80% - completion of work
2.3. Insurance
2.3.1. Attend job showings.
2.3.2. Estimate.
2.3.3. Follow up on contracts in collaboration with the coordinator.
2.4. Create a PROJECT BRIEF for won bids.
2.4.1. Invoicing – once the project is completed.
Ensure a thorough understanding of the entire project, bid, specifications, plans, and schedules.
3.1. Coordinate with architects, engineers, and other stakeholders to ensure project objectives are clearly defined and understood.
3.2. Allocate human, material, and financial resources necessary for project completion.
3.3. Supervise the team of workers and subcontractors to ensure work is performed according to quality standards and within deadlines.
3.4. Manage unforeseen events and scope changes throughout the project.
3.5. Identify potential delays or problems and implement corrective measures to minimize impacts on project timelines.
3.6. Evaluate potential risks associated with the project and develop appropriate mitigation plans.
3.7. Ensure compliance with all applicable local, state, and federal residential construction regulations.
Negotiate contracts with subcontractors (if applicable).
Start construction sites.
5.1. Supervise the coordinator's work to ensure all site documentation is properly completed.
5.2. Organize the SITE START meeting with the client, superintendent, and foreman.
Develop planning and work sequencing with the CM.
6.1. Develop schedules, budgets, and necessary resources for each project phase.
6.2. Maintain project documentation, including plans, progress reports, change requests, and all other relevant documentation.
6.2.1. Keep the residential and insurance project register updated.
6.2.2. Complete the status document every Monday morning.
6.2.3. Develop the schedule with the superintendent every Friday morning.
Ensure excellent client relationships and follow-ups.
7.1. Communicate regularly with clients to keep them informed of project progress and address their questions or concerns.
7.2. Coordinate follow-up meetings with internal and external stakeholders to ensure fluid and effective communication.
7.3. Develop the schedule with the superintendent every Thursday.
Ensure sound financial management of projects:
8.1. Adhere to the estimated gross profit margin.
8.2. Weekly monitoring of project progress against established timelines and budgets.
8.3. Explain the financial performance of projects during the monthly SITE PROFITABILITY meeting.
Qualifications
Required Qualities: Diligent follow-ups, organization, and communication.
Required Experience: 1-2 years of experience in a Project management role in the disaster restoration industry and in residential construction.
