We are currently seeking a passionate Technical Coordinator to join the team of one of our prestigious real estate clients. As a Technical Coordinator, you will play a pivotal role in the sustainability of a vast real estate portfolio, ensuring operational efficiency and rigorous asset compliance.
The selected Technical Coordinator will be responsible for managing technical assets for a major portfolio. You will work closely with property managers to optimize maintenance processes and oversee capital expenditure (CAPEX) projects. This Technical Coordinator role requires high technological agility (Tech-Savvy), as you will be at the heart of improving the CMMS (Computerized Maintenance Management System) approach. Your expertise will directly contribute to asset value and tenant satisfaction.
Bilingualism (French and English) is essential for this Technical Coordinator position. You will be required to draft technical documents, coordinate with English and French-speaking vendors, and communicate effectively with various internal and external teams across Quebec and potentially other regions. Perfect mastery of both languages is required to ensure seamless operations.

• Manage and structure the CMMS master table to ensure periodic maintenance and regulatory compliance (fire protection, generators, mandatory inspections).
• Draft, structure, and coordinate global calls for tenders for periodic maintenance service contracts (HVAC, snow removal, janitorial).
• Rigorously analyze contractor bids and provide strategic recommendations to property managers.
• Actively participate in asset lifecycle analysis and the planning of priority CAPEX projects.
• Provide ongoing technical support to managers, including preparing budget estimates for projects up to $100,000.
• Standardize tender documents, schedules, and bid comparison tools.
• Regularly visit properties to validate compliance with maintenance contracts and the quality of work performed.
• Support the execution of major projects through stakeholder coordination and financial tracking (purchase orders, invoicing, profitability).
• Implement and maintain emergency response plans for all properties in the portfolio.

• Excellent mastery of building systems and current regulatory requirements in Quebec.
• Strong technological proficiency (Tech-Savvy) with a demonstrated ability to optimize CMMS/GMAO systems.
• Expertise in technical writing and structuring complex calls for tenders.

• Superior organizational skills and rigor in tracking deadlines and documentation.
• Excellent communication skills and the ability to negotiate with external vendors.
• Strong collaborative spirit to work effectively with management and investment teams.
