Responsibilities
Full-Cycle Financial Management & Commercial Oversight:
● Take full P&L accountability for multi-million dollar ICI projects ($20M–$80M+ range), ensuring financial tracking against original budgets.
● Manage monthly progress billing applications, schedule of values, cash flow forecasts, and holdback releases using Jonas and Procore software.
● Review, price, negotiate, and process all potential change orders (PCOs), change directives, and subtrade claims to maximize project margins while preserving client trust.
Schedule & Critical Path Governance:
● Develop, monitor, and update baseline master schedules using MS Project or Primavera P6.
● Conduct critical path analyses, track equipment/material long-lead items, and implement recovery schedules when unexpected field delays arise.
● Chair and lead formal weekly project progress meetings with owners, architects, engineers, subconsultants, and internal stakeholders, generating and circulating comprehensive meeting minutes.
Procurement & Subcontract Administration:
● Author clear scope-of-work packages, lead competitive tender callings, evaluate subtrade bids, and issue CCDC / custom standard subcontract agreements.
● Maintain active trade relationship management, holding trades accountable to cost, quality, milestone commitments, and contractual scope boundaries.
Site Alignment & Stakeholder Management:
● Collaborate daily with on-site Superintendents to ensure field execution aligns with structural, mechanical, electrical, and architectural contract documents.
● Serve as the primary liaison to clients, municipal authorities, inspectors, and design consultants, facilitating RFIs, shop drawing approvals, and regulatory permits.
Project Closeout & Commissioning:
● Oversee project commissioning, total performance certifications, substantial performance declarations, and warranty inspections. Compile formal closeout manuals, occupancy certificates, as-built drawings, and balance distributions in compliance with CCDC standard contracts.
Qualifications
● 6+ to 8+ years of experience as a Project Manager in the Ontario ICI sector, managing large-scale, complex new-build projects.
● Proven track record delivering complex institutional assets (e.g., community centers, arenas, secondary schools, affordable housing, libraries, healthcare facilities).
● Post-secondary degree/diploma in Civil Engineering, Architectural Technology, or Construction Management.
● Active or in-progress Gold Seal Certification (GSC) and PMP certification is highly valued.
● Hands-on proficiency with construction management software (Jonas, Procore) and scheduling software (MS Project, Primavera).
● Strong knowledge of CCDC contracts, supplementary conditions, and LEED certification practices.
