Responsibilities
As part of the Controlling team, you will manage financial controls for commercial properties and ensure the maintenance of a complete and accurate general ledger. Core duties include:
•Financial Reporting: Prepare income statements, balance sheets, and various other financial reports; evaluate accounting variances, forecasts, and budgets to make strategic recommendations.
•Month-End & Reconciliations: Create month-end journal entries, calculate monthly recoveries/management fees, and prepare bank and balance sheet reconciliations (SOX package).
•Property Accounting: Calculate tenant billings, manage accounts receivables, and prepare year-end common area maintenance (CAM) reconciliations.
•Taxation & Audit: Prepare monthly HST reports and actively participate in financial statement and CAM audits.
•Inquiry Management: Act as a key point of contact to answer questions regarding various accounting issues and financial reports related to commercial properties.
Qualifications
•Education: Bachelor’s degree in Accounting, Finance, or a related field (an equivalent combination of education and experience will be considered).
•Professional Designation: Active enrollment in the CPA program is considered a strong asset.
•Experience: Up to 3 years of relevant accounting experience. Experience within the real estate or property management sector is highly preferred.
•Technical Skills: In-depth proficiency with Microsoft Office (specifically Excel, Word, and Outlook). Direct experience with Yardi software is a major asset.
•Core Competencies: Intermediate to advanced financial math skills; working knowledge of IFRS principles; ability to problem-solve and meet tight deadlines within standardized procedures.
•Soft Skills: Excellent organizational skills, a strong work ethic, a collaborative communication style, and a naturally inquisitive mindset.
