Responsibilities
Strategic Operations & Compliance
- Regulatory Oversight: Ensuring full compliance with the Residential Tenancies Act (RTA) or commercial lease laws, fire codes, and local municipal bylaws.
- Risk Management: Developing and implementing property-wide safety protocols, emergency response plans, and overseeing insurance requirements.
Asset & Financial Management
- Budget Ownership: Developing, managing, and reporting on annual operating (OPEX) and capital (CAPEX) budgets.
- Financial Performance: Analyzing monthly financial statements, managing significant accounts receivable, and implementing strategies to optimize Net Operating Income (NOI).
Stakeholder & Vendor Relations
- Strategic Liaison: Acting as the primary point of contact for property owners, boards of directors, and handling high-level tenant escalations.
- Contractual Negotiation: Sourcing, vetting, and managing large-scale service contracts and capital improvement projects with third-party vendors.
Project & Facility Leadership
- Capital Projects: Overseeing major building renovations, structural repairs, and mechanical upgrades from the tendering process to completion.
- Performance Monitoring: Implementing comprehensive preventative maintenance programs to ensure long-term asset preservation and operational efficiency.
Qualifications
- Minimum of 3–5 years of experience in Property Management (Residential or Commercial) with a proven track record of managing a portfolio independently.
- Communication Skills: Excellent verbal and written communication skills for professional correspondence with property owners, boards, and tenants.
- Legal Knowledge: Thorough understanding of the Residential Tenancies Act (RTA), Building Codes, and Health & Safety regulations.
- Problem Solving: Ability to manage high-pressure situations, emergency responses, and complex tenant-landlord disputes with a solutions-oriented mindset.
